I’m new to real estate and been looking for my first out of state investment property. I been doing some research in what states are better for cash flow properties and it lead me to Cleveland, OH. Maybe I’m wrong and would be helpful if anyone could point me to the right direction. I would really appreciate it. If you’re investing in this area shah neighborhoods do you recommend?

New to real estate looking to invest in our first investment property. We’re looking for cash flow and our research lead us to the Midwest. We’re looking for some cosmetic work and that’s under 100k. Any recommendations on what state and cities we should be looking at? Thank you in advice.

My brother and I are partnering up to house hack a property in concord,NC or nearby cities. Our goal would be to do a 3.5% down since we're first time buyers. We would like to buy a duplex or sfh with a potential to convent basement or garage to ADU if not rent by the room. Budget is from 200k-250k. Any recommendations? Thank you in advance.

@Haseeb M., We want to buy and hold of course if the property isn't cash flowing the way we want to we're willing to sell to reinvest that capital on a different property. Yes we would hire a PM. Sound like 110k won't get us what we're looking for so we have to reroute our plans but won't let us stop us. Thank you for taking your time on helping us with this information

@Crystal Smith, thank you for all the info this is really helping us. We have to come up with more money to get what we want or switch to sfh. We're not giving up, we'll find a way to buy our first property

@Mark Ainley, you're right a couple thousand dollars could change the direction where we want to be and thank you for the referrals. We'll get a hold of them once we figure out our new plan. Also loving your podcast really helps out getting to know chicago.

@Tony Angelos, yes we realize our expectations aren't going to work so we have to figure a different plan.

@John Warren, yes your're right the more research we do the more we realize that 100k isn't going to do much in todays market. We either have to come up with more cash or go to sfh
