Don’t forget insurance. Arguably the biggest reason why loans get called due. Make sure you have an insurance agent that knows how to write these policies.

I would have changed nothing. Every experience and every deal was a learning lesson. 

Creative finance is how you will cash flow right now. Subject to and owner finance where you can manipulate your interest-rate is the field you should be playing in.

Yes you can do this, it is called a hybrid. Make sure the loan that is in place is worthy of sub to and your total monthly payments after the owner finance loan is enough for you to cash flow.

It might be a good idea to keep your job not only to qualify for the loan, but for your real estate to start replacing your income.

The majority of the scaling process involves hiring out work and training your team members. To get to as many doors as you can, you’re going to need deal flow, which consists of constant outbound or inbound that requires constant follow up and catering to. Money is only half the battle.

This is why you need to work with a realtor to make sure you are not over paying for properties. They will be able to run what is called a CMA and tell you what the properties after repair value is. Make sure you were buying significantly under that.

Why is buying a property with negative cash flow an option? If I had that cash and had steady income, I would use it to buy as many breakeven/cash flowing rentals as possible. I would not waste my money on a primary.
