Great job working towards your CPA license, that's what going to give you the edge as an investor. As for investing with no credit, I would start working with wholesalers and hard money lenders. It is not the most effective way to invest but it is a great option is your credit is what's stopping you. 

It's hard to say if college towns are good for the BRRRR method. You would have to analyze it market by market, and deal by deal. The key to a successful BRRRR is to be all in with the rehab at 65% before you decide to cash out. Hope that helped

Agent all day. There are so many more ways you can generate income via real estate when you get your license, wholesale, list, buy for clients.

Your'e going to want to make sure it does not interfere with any city codes or HOA regulations. Lots have impervious cover requirements and if you increase the paved area on your lot you may be responsible to pay for additional storm drainage.

It depends on what their lease looks like. If they are month to month you can increase it at the end of the month term. If your tenants are locked in for a longer period of time, you are going to have to wait for the lease to end to raise rents.

Whats more important to you? Increasing your cash flow to its full potential, or peace of mind having good tenants you trust and have a rapport with? Your property is your business, and you should treat it as such.

I work a full time job and used aceable. It's cheap and you can move at your own pace, no in person lectures.

Inflation went up. You are free to raising rents as much as you want, if your property in your market supports higher rent and you remain, there is an opportunity cost.
