Make sure there are adequate utilities that connect into your lot. If your plan is to market that 10 homes can be built make sure the water and wastewater connection sizes support that. Developers will catch this during the feasibility stage and it is an added cost to them to have the city upsize their utilities. Check for floodplain and easements that may prohibit development as well. 

If you want A tenants you need an A property. Try and get some feedback from the agents showing your property. Most qualified tenants are picky and can be thrown off by the slightest thing. Agents will tell you "they just want to keep looking" but have your agent get to the bottom of why these qualified tenants are not applying. It may be worth looking in to

I know the Pasadena area is growing rapidly, Sunnyside for rentals, third ward and fifth ward.

A effective strategy that has worked for me is agent referrals. Being the first person they call when they have an investment opportunity in their pipeline, before it hits mls.

Jacob, there seems to be a big misconception about "off market deals". If a off market deal is every presented to you it is never truly off market, it is just funneled through a different pool of people. To find a true off market deal I recommend door knocking and cold calling.

Local Facebook investor groups, or approach agents in your area who have cash buyers.

It seems obvious, but be ethical... Wholesalers don't always have good rep, and for valid reasons. Make sure you intend to close on your deals via your cash buyers. You don't need to be good at finding deals, you need to be good at creating deals. Hope that helped

What do you plan to do with this property? Flip it? Wholesale it? Pull up the TREC one to four single family contract and start filling it out. There are many step by step tutorials on youtube that defines each section of the contract. Goodluck!

Your construction background makes you a good candidate for any value add type projects. Make sure you always make money on the buy and sharpen your negotiation skills, this will eliminate you trying to time the market.

It depends on the sellers situation and your financial situation. If the seller is not worried about the cash you could do a very low down payment and pay him off on a 30 year note. Some seller want their money back in 5 years so they balloon it. Seller financing is a powerful tool that adapts to any seller/buyer situation. Some seller may not know they have this option, educate them.
