I've used a local auction (there are so many of them out there) for really awesome furniture at a good price. The trade-off is- that you have to really inspect the furniture you buy because it's often defective. Bidding and buying at auctions is like having another part time job in itself, but if you have the time, it's worth it.
I like Home Goods as well but the quality for furniture is not there. Costco online, Home Depot and Lowes (both sell surprisingly decent furniture online) have been helpful.
The consignment stores near me are consistently overpriced. Second hand furniture works only if it's great quality and you may need to paint or recover some peices. Again- that requires more time and money.

I like Costco- when I find a good buy on sheets, I buy in multiples. I like to have three sets for each bed- 2 for each bed plus a spare. Home Goods has great quality but hard to find multiples. I like the bedspreads there and buy in doubles for each bed when I see something I like. :)

I agree with you Eliu. I have a property rented with ALE right now in Northern California. It's a small 3/2, brand new renovation and newly furnished. There is a couple in there with no pets. It was rented LT for 2400 and for 3950 as a MTR with the upgraded furnishing. Given the risk of MTR and all the extra fees incurred, it's not as profitable as it seems. I needed to upgrade the driveway and backyard etc. For me, getting in with ALE and working with them is a long game. Forging a strong relationship with them is more important than making money at this point.

Hello all,
I thought I'd try this out here. Does anyone want to rent their ADU or detached guest house to me for mid-term rentals? I'll work with you to clean it up and upgrade it, if necessary. I'll furnish it and in turn, rent it out to nurses or professionals as a mid-term renter. I use my own property to do mid-term rentals and would like to expand my business into rental arbitrage. I'm particularly interested in servicing and working in the Orangevale area where I live. I love this area and hope to contribute to the economy and the atmosphere of this often overlooked gem of a community. (I am not averse to looking at the surrounding areas- Folsom, Granite Bay, Roseville, Fair Oaks and Citrus Heights).

Hi Leanna. I've converted several projects into legal ADU's in Sacramento County. I look for properties that have detached garages or additional structures that are easier to convert to ADU's. Right now, I'm adding a full bath to an additional structure that has been grandfathered in by the county. Less hassle than starting from scratch. I try to do as much of the work as I possibly can myself. It's possible. It's hard to purchase a home with a full ADU that is in the city. :) FB has a
