Post: I’m 17 and don’t want to go to college

I'm 25 and have been flipping houses since I graduated college at 22. Would be WAY further along if I had another 4 years under my belt. However, the relationships, leadership training, and speaking opportunities I received from college was awesome. I was fortunate enough to go to College of the Ozarks and graduate debt free which is the biggest thing banks will look at. Debt to income ratio. If you don't go to college join something that gets you into relationship with others. Real estate can be a very lonely endeavor as you probably won't find many friends your age doing the same thing, plus it can be pretty consuming. I'm married now with a son and don't need as many relationships but at your age it's vital. Even if you just join a sports league or something. Don't give up relationships just because you're willing to work hard. I would think you would regret by the time you're 25.

If I did it over, I probably would have still gone to college, however, if I wasn't going to go to college I would go straight to a bank, ask them how much of a loan I would qualify for given my current financial situation and then ask them how I could increase that loan amount. Then I would either start a lawn mowing business, join a construction crew, or start a handyman business on craigslist (you'd be surprised how many people will pay you $50 to hang a pictures or change a light fixture). All of these would help you gain knowledge in business and construction while building capital until a bank would loan you enough for your first house flip.  I would then flip the house by myself as much as possible to learn everything I could about what it takes to fix a house. There is a massive learning curve. The sooner you get through it the better. After finishing it I would refinance, pull out some money, get some of my buddies to live with me and pay me rent, then do it all over again. 

By this time you're 20, you probably have at least 30K in the bank, you own a home, you live for free, you're a business owner, you have your real estate license, you just bought a sweet truck for work, and you have no debt. What girl isn't going to want to marry you with those credentials am I right? ;)

Hi, I've been flipping for about a year and a half and I'm trying to flip 5 houses by the end of this year. My biggest struggle is finding deals (of course). Does anyone know of good wholesalers in Kansas City that I can connect with? Also, does anyone have any good advice on strategies for finding deals (driving for dollars, signs, for sale by owners, etc.)?

Hi, my name is Eli and I am ready and willing to jump into real estate full time. This is my first post on BP. I flipped my first house in Springfield, MO after I graduated college and I got hooked. Now I'm married and just finished remodeling my own house. I'm having trouble getting started with not much money. Any suggestions on finding investors, hard money lenders, private lenders, etc.? Also, are there any meet ups in Kansas City? Thanks!
