Yes, it seems you are talking about becoming an agent to show and sell homes. You can as a wholesaler but this doesn't seem to be what you are referring to. Fix and flip is fun! As an investor/agent, you can do that but it's hard to get loans without any experience. It's possible.. just requires more money upfront.

Yes, contingenies in your contract based off inspection is always great. Another is based on business partner approval within so many days. That's another loophole to back out :)

Hello! So I recommend following up with the same list every 4-6 weeks 3-4 times! 50% of sales come from following up :) Also, ask them to keep your information for future use if they're not ready now.

Welcome! Biggerpockets is a great source of information. I recommend going to networking events as well (you can find it in the events for networking tab) as well as meetup and eventbrite. Go to biggerpockets and rei mentor sites and read their blogs. Join webinars on what you can find. Seminars are great just be careful of the sales pitches but definitely go! Seminars give so much information. I have been investing for almost 3 years. My mom over 30. We love to help!
