I am trying to analyze deals for cash flow but I'm not quite sure how much I should factor for expenses? I have set up $100 a month for insurance, 5% for vacancies, 15% for repairs/replacements, and 10% for a property manager per each property. Does that sound right? I've also estimated about $3k for closing costs and $5k for cleanup/rehab, but that's just an estimate I don't know how to find out how much it actually is. If you have any examples I can learn about that would be amazing.

Rick Pozos, thank you for your advice! 

I want to invest in multiple markets (RE, stocks, forex, etc.), so I just want to have $1M in my possession by then, cash or net worth. 

I haven't narrowed it down much, but I really like the idea of wholesaling off-market houses and assigning contracts to flippers. I'm self employed so I don't have much income/work history, and the lenders haven't even glanced at me because of it. I plan on using this year to further my education and begin to grow my investment portfolio, but first I am just looking to get a feel for the local market and analyze the houses around me. 

I will definitely be narrowing down my goals to daily tasks for the main goal, that is great advice. I have my FB set up to be more focused on my business, but I think I will start posting more about houses too. Thank you so much!

Hi everyone!! I'm super excited to be here and will definitely be reading through a ton of y'all's posts. A little about me: I live in San Antonio, Texas and I have been dabbling with growing my real estate knowledge for a couple of years now, but not as much as I wish I would have. I have set a goal for my self for the next 5 years to hit $1M, and I definitely am planning on investing in real estate to help hit that goal. I'm currently looking to wholesale until I can build enough capital to house hack and BRRRR.

I would love to hear any tips, tricks, ideas or anything that would be useful for me since I'm just starting out!
