Please let me know if you may have referrals for an investor-friendly CPA and bookkeeper in the Los Angeles area.

My wife and I both retired from W2 jobs and we are starting a small business to rent an ADU early next year as an MTR. We need help with setting up the accounting part of our business, managing the day-to-day finances, and filing taxes. Our first goal will be to rent the ADU but our second goal will be to rent a lake house in Vermont as an STR. Future projects could include flips or rentals in other states.

I am looking for a JV and/or mentor to assist with closing deal for a FSBO on my first rental property (short-term passive income to start portfolio) deal in Baltimore City, Maryland. I found a small property ($150K) reached out to the owner and asked if they would be interested in selling to me if I offered close to their asking price and if so let's talk, I was contacted back with “what were my numbers and terms” now I am stuck and in need of help. Is there someone that will be willing to work with me going forward to finish in this? I am a complete newbie and have a general idea but no real experience and in grave need of professional guidance from this point forward to ensure success for all parties. @Eljhay Alejandro - I have two VA's... One aids me with the Realty Agency side of the business; and the other with the Property Management tasks. They were both hired from onlinejobs.ph - and it has freed a great deal of my time to focus on revenue generating activities. The hardest part has been taking the time to properly document my actions, such that I can then hand off things to the related VA. And accepting that ~80% as well as I would have done it is good enough - as DONE TODAY is BETTER than PERFECT LATER!
