Hi Ronald, rather than evicting them, try to negotiate with them. Tell them rather than raising the rent right away to market rates you will raise the rent $50 a month until you are at a market rate. Put it in writing and have them Sign off. If they don’t sign or start missing payments you can evict in the spring.

@Cathy McNair Dave is correct as you can do the 1031 within the US but you will still be required to report the gain here in Canada. Since you don’t have the cash from the sale you can’t pay the Canadian tax and will

@Hai Loc I would agree with Hai, in today’s market you would find a bit more value in the Midwest and would not be subject to the higher property and income taxes Canada has to offer

@Scott Ray the way you have structured the investment eliminates double taxation situation, but as as a Canadian resident you are required to report the income here in Canada. Feel free to reach out to me if you would like to discuss

If your looking for syndication type deals I would reach out to Omar Khan here on bigger pockets. His deals are better than grants who takes 75% of the capital gains when thy sell the property.
