 I went to visit the factories in Las Vegas (great reason to go to Vegas..lol) and its impressive. High ceilings, quality built from the factory. They just came out with a BabyBox, even smaller one that circumvents state housing lows and falls in as an RV. They have a 3 bedroom unit coming too. 

I was just listening to the BiggerPockets podcast and James Dainard says he spends 350-400k for an ADU. And thats not including how long it takes. I had homes built in Florida and it took almost a year once all approved. Boxabl can drop off, put it in place and by that weekend you can have a renter.


More and more states are coming along for approval. CA was just approved too.


Lots of regulatory hurdles to get passed, but man...It makes sooo much sense to me. Why do we still build homes with sticks?
 


 Not to be that guy, but it didn't really answer Calums question.  If I ordered one today, how long would it take to arrive? Or do you not know?

Didn't read a question there, but no I don't know. Sucks because they are not getting them out fast enough. They say the 4th factory is what's needed. The wait-list becomes a longer wait-list until states and localities allow them.

If the trend for 2025 will be more ADUs as stated in On The Market podcast. Theyre worth keeping an eye on.

They will be at IBS, delivery times is a great question to ask them.

Are you guys following the developments of Boxabl ??

People are spending 400k for an ADU but Boxabl offers a studio, with appliances, full kitchen and full bath for 60k. Best part is that it unfolds and if site prep is done, we can have a renter in in a matter of days upon delivery.

I don't think many are seriously trying to lower home costs. Why would they? The would would property tax revenue if prices go down. If they were serious they would attack this as a supply issue and support disruptive companies like @boxabl. They can deliver you a townhouse in a weekend. πŸ πŸ·πŸ‡ΊπŸ‡²

What about selling it later? My cash flow would be dependent on the property manager sicne the would property manager the entire site? Not sure, I'm meeting with a seller soon.

When it comes to Built to Rent. The builder builds, installs property management as well. Why bother selling to me. I have an opportunity to be a few B2R homes but i guess im skeptical as to why don't they just rent them and a killing go cash flow?
