If I were to obtain an underwater home with an upcoming Auction date in Arizona. Will the bank (Nationstar) allow me to negotiate through an attorney without having to list the property? I already have an LOI from the homeowner.

Hello;

I was contacted by a seller in NJ a while back. I have an attorney working the Short Sale. The seller stays in contact with me all the time.

My question is...Do I submit an offer to the seller now or to the attorney now for the property? Or Should I wait until it is listed or the BPO to be done?

Hello, i have a short sale that i got from a friend who is the executor of a NJ property. I spoke with the bank and because i disclosed that she is my friend they said i wont be able to purchase the property. Will a cash buyers pay a finders fee for these type of total rehab short sales? Im working with an awesome investor friendly realtor.

How can I make this work for me?

I would like to know if a homeowner agrees to sell me their home during the PRE-FORECLOSURE stage and they sign the authorization to release form for the asset manager/bank, Can or should I indicate that i'm an investor looking to purchase the home or do i indicate otherwise?

What are the best strategies to use when talking to banks during the PRE-FORECLOSURE stage.
