Hi @Travis Franzoy the inspector mentioned that there was no attic access and like you said anything over 30 inches is required. I imagine it was covered up, but idk. The HVAC is in the crawl space. I can probably climb onto the roof and remove the vent to verify insulation. But like you said it is not that expensive to add a door. Now that I’ve had this property for a moment attic access is the simplest thing to handle. Thank you

About to close on first property but it needs about $25K extra TLC. My loan officer needs a seasoning period of 6 months before I can get a rehab refinance loan

The house IS 100 years old, built in 1920, but it’s in a B+ neighborhood. I think a highway is being built a mile away according to my agent.
Today was the day the GC (K and S remodeling) was suppose to come give me an estimate on the repairs. I made the appointment with them last Thursday and sent them the inspection report with a side line of the items I was interested in fixing.
They call last minute to cancel, today, and tell me they’re booked for the next 6 months. A little behind the 8 ball now because I have to find a GC to give me an estimate within the next 3 days.
I’m sure it’ll work out cuz I’m on the horn now searching for a GC and so is my agent.
Remington, you mentioned my agent could have shown me other inspection reports. I had no idea that was possible or how it would help me. Is that something I would ask him for? And do you find it a good idea to make it a practice to look at other inspection reports? It would show me what to expect?
