Hi,

I am currently screening tenants (mother & daughter) for a 4bdr/3.5bath home. One of the prospects explained to me that she does not receive pay stubs and is paid by a hand written check and cashes it.  When I spoke to the employer to verify employment and request proof of income; she didn't have any documentation either. Soooo, I'm creating a form for her to complete and wanted to know if there is already one put to use that can be shared. If not, let me know your opinion on the form or your experience please!

EMPLOYMENT & INCOME VERIFICATION

  • Owner/Operator Name
  • Business Name and Address
  • Employee Name
  • Verify Full/Part- time
  • Hours Worked Per Month
  • Hours Worked Per Paycheck
  • First day of employment
  • Previous 90 Days of Paydays, amount paid, and check number

I (employer) verify that the information provided accurate and true.  (Date)

I really want to ask the employer to provide bank statements for checks paid to her....never going to happen lol.

@Nathan G. Thank you so much for your suggestions! I know my organization skills are not the best but I must move on being as organized as possible. Disappointed to know about the lack of spreadsheet details but I might be able to find my way around that for now.

We've heard great things about Buildium but I want to know who actually uses it for the properties they manage. I'm currently utilizing the free trial to become familiar with the tool.  How has Buildium helped you become success in managing your properties? (Property Management Systems should be it's own Topic).

I 100% agree with Ray. If you have had to come out to the home multiple times for several plumbing issues, you need to hire a professional to look over the system and fix the issue. Regardless of what type of deal you've given them. They respect your lease and pay you on time. What if the roles were reversed? Would you find the landlord coming out multiple times to put a bandaid on the issue ok?
