Oh ok I see. Lol yes loopnet is terrible. But honestly the best advice is to go downtown or near downtown and just look on buildings to see if they are for sale. Typically commercial REI is always gone in a heartbeat because of the Profits. If the banks don't snatch them up then some company usually does.

No they aren't worth it. When he was in chicago. I went up to him and asked about his strategy. He told me the same things he is teaching here he is teaching in other states(as if the Lawd and the process isn't any different in other states) he also told me there is plenty of good deals across chicago and that prices are cheap as well lol

Jeff Burdick chicago is getting heavily gentrified lol.....they are having more and more people in the city move to the burbs or to Indiana.

The zoning, permits and other estate rules in Illinois is getting more and more ridiculous. The eviction regulations already take too long. Smh

Welcome Katrice Brooks I take it you live up north lol. Most people up north find the cost of living too expensive in northern chicago so they move to Milwaukee. Which is smart and something I would do. I'm actually doing research on the market there myself. I want to find some deals for people looking for off market deals for rentals in Milwaukee.

I agree what David said. Especially with wholesaling. Find buyers first. There is a lot of people buying on the south side and west side. I don't run into too many people that actually wanna invest up north and I can understand why. But the biggest thing that most investors get ticked off about(myself included) is the numbers generally are waaaaaaaaaaayyyyyy off. Rehab cost are too low and/or ARV numbers are too high. Just a tip here is to always be conservative with the ARV numbers. If they come back higher than expected that makes the deal icing on the cake. But as of now as I have posted in several threads inventory is very low now. Not that many good deals are present. But for me personally I try to provide value to any investor that buys from me. I want to be the go to guy in Chicago/Illinois!

Hey Katie. Welcome back home! The market here currently is very very tight. There aren't many good deals going around right now. Inventory is low all over the state. The taxes are high as well. Not to mention the current houses on the MLS is for the most part overpriced. Some of my buyers are really eager to get more properties but there just isn't much inventory right now. When the market balances out again chicago and the suburbs will definitely bounce back.
