Well I have one investor I work with from California and he tells me the same thing. I was kind of joking. But honestly the cash on cash returns are much better for both states as oppose to Cali. The only thing about chicago is the the high taxes. It's been so many times I could have gotten something for someone but the deal fell through because the taxes killed the CCR. But that's not to say there aren't any good deals in chicago because there are. Indiana is right next to chicago and offers much lower taxes and cheaper everything(for the most part) the only thing right now is the inventory is low. As things pick up I'm confident deals will be a bit more plentiful. It's not uncommon to find deals with a min CCR of 10% and that's usually what I try to offer any investor(or more) anyway. Invest in Chicago or Indiana!!!!! YAY! Lol in all seriousness it depends what your goals are. It seems like your buying and holding. You could go several different directions honestly.

Are you asking because your trying to wholesale them? Or are you asking because your thinking of buying them to rent them or flip them? I know for sure that Indiana property isn't a good deal. Indianapolis is thriving now and you could find better deals than that particular one there. If you are looking to invest in Indy let me know because I could help you. I also see you are from California. How's the market treating you based on what you want to get accomplished?

What areas are you looking for? Are these rentals? And what's the cash on cash return your looking for? Are you only looking forward to chicago properties? What about the suburbs as well? Or northwest Indiana?

Nichole Stohler hi and thanks for sharing your story. I have some questions. Where was the location in the Midwest at? So with the hotel you bought a franchise? What kind of fees did you run into? Was that your only property when you had the hotel? So how did you repair your credit and get your finances together during the struggle? Other than selling your homes once you owned them have you sold any other properties?

Ibn Abney I agree with what you said. Hello Kyle Davis I would consider looking into the suburb areas of chicago as well. Although it's kinda dry right now it's not uncommon to find deals that cash flow pretty well. South suburbs of chicago can definitely surprise you if someone presents a good deal to you. Also consider northwest Indiana its right next to chicago and deals are very good when the market isn't as airtight as it is now. If you need any help definitely shoot me a PM.

Bandit signs aren't illegal. Although the police will take them down eventually or if there is street cleaning or something.
