@Michael Ulrich and @Caitlyn Ulinski - you both may be interested in checking out the Rental Property Owners Association of Mid-Michigan. We are a member-based organization for rental property owners and provide resources and education for landlords. We have monthly meetings and would love to have you come and check us out. While we're based in Lansing, we do cover the tri-county area. So things like legal forms, templates, etc. are all available as a member. I serve as one of the board members and would be happy to answer any questions. You can find us at rpoamm.com or on Facebook and Meetup, under RPOAMM. We are an affiliate organization with the larger Grand Rapids RPOA.

Unfortunately they’re not consistent so there’s not exactly a list to follow. I’d look up your area and see who the inspector is. Then attend local networking groups and ask around for experiences with that inspector. Look for the code enforcement inspection map on the city’s website to find who does your area.

@Kyle Estep there is a meetup for rental property owners that happens on the 3rd Tuesday of each month, held at the Delhi Cafe in Holt. We'd love to have you check out a meeting. February's topic will be on tax strategies.

Hi @Deanna J., where in Michigan are you focusing? Prior to paying for appraisals, you could also work with a real estate agent who may be willing to provide area comps, to at least let you know if you're going to be in the ballpark of where you think the values should be.

Also in Michigan. We put de-humidifiers in our older homes that have humid basements. Tenants have appreciated it as it’s enough to remove the musty smell when it gets humid. I’d start there if it’s an issue. Let the tenant get the air test if they’re that concerned.
