Hey @Ryan Taylor, welcome to BP and back to Lansing. I'm also a buy and hold investor in the area. In addition to the meeting Drew mentioned there is a rental property group that meets the 3rd Tuesday of each month in Holt. Good group for landlord resources, if you plan to manage yourself. Both meetings are on meetup so you can see when things are happening.

Hey Derek, if you search for Max Maxwell on YouTube, he has a lot of good wholesaling tips. Also, the book "If You Can't Wholesale After This, I've Got Nothing For You" is a great primer on the wholesaling process. I'd also recommend checking out the Ann Arbor REI club on meetup.com. They typically have a few sessions/classes dedicated to wholesaling that are pretty good. Good luck!

The Lansing, MI area is a pretty steady rental market. Deals are harder to find these days, but rents are stable. If you wanted to flip, I might suggest some of the surrounding areas to look for those opportunities, but again, finding deals takes some work.

She's asking 99k, but what are comparables? Also, like someone said above, is it zoned/permitted properly? Have you factored in property management, repairs, etc? Interesting idea on having her live there as down payment, but sounds like you need to get some more information on the property and projected expenses.

@Brian Flint have you searched meetup .com? That's one way I've found groups in my area.
