@Cara Lonsdale I believe there is a local REI group in Saginaw, which may help you in making some connections. Have you searched meetup.com? That would be a good place to start.

Btw, winter is the best time to be rehabbing since it's too cold to be doing anything else ;)

Wholeheartedly agree with everything said here in terms of viewing the properties in person and looking at employment options. I'm originally from the Saginaw area and you definitely have to be in the right place to make it work. I would suggest connecting with one of the local REI groups there if you haven't already. At least that would connect you with those who live AND invest there and possibly could help in being your boots on the ground. Good luck!

I don't see how establishing a sole proprietorship offers business lines of credit that don't show on your personal report since a sole proprietorship is not a separate legal entity. What am I missing? Have any of you who have used this service done so with an established LLC or corporation? Just curious as that surprised me.

@Sohrab Ansari you can write up your own offer and give to the wholesaler. I haven't looked at your deals but a 5k assignment fee isn't bad if it's a good wholesale deal. Like everyone else says, it sounds like you just need to jump in and do it.

I contacted them, they only lend in New Jersey and Pennsylvania. Nice find, though!

@Chris Connery in my recent search for a commercial loan, all I am finding are those with balloons, typically around the 5 year mark. What banks are you working with that don't have a balloon?
