@Marie S. Sounds like your letters were quite a hit! I'm interested, since you did so well, on what your letters said and how they looked. I have about 10 addresses that I gathered today that I'd like to mail letters to. I had planned on a pretty typical yellow letter, but just curious what worked for you.

Hi @Kevin Bain !

Another BP member said that Kevin Brady (864-233-7200) is an attorney who deals with wholesaling. He may be able to guide you in contracts. FlipThisWholesaler.net (no affiliation, just like her site) has free contracts on the right sidebar. Maybe you could print those out, and set up a consult with the above attorney and have him look over them with you.

Also, I'm so sorry that this ended up in the "Rentals" forum...I don't know how I did that but it certainly wasn't my intention. I'm not brave enough to be a landlord yet. :)

@Account Closed Turns out the walls are concrete, and in pretty good shape. I was thinking the same thing, that we would just rip it out, but I doubt we will rip out concrete.

I'm going to look at a property tomorrow morning that has LBP on the interior and exterior. It was build in 1940. If I buy the property, it will be a flip. What do I do about the paint issue?

Also, in the sellers disclosure they noted that a building (storage shed) was built over the property line. How far over, I'm not sure. Does this mean I'd have to tear down. It doesn't look like it can be moved but I'm not certain yet.

@Andrew V. Congrats on your success! I'm interested in wholesaling and also purchasing a property to flip. I was curious, did you do your yellow letters yourself or hire them out? Where did you purchase your mailing list? And did you have the calls all come to your cell or did you set up a landline for this specific purpose?
