So what my realtor did was increase purchase price 5k so that I could get a higher rent. I needed the cash flow now vs. Paying more in the long run. Seemed like a good idea at the time but im not so sure now lol

Hey I own a duplex in Westwood and like my neighborhood. I'm right by Target, Kroger, walking distance to a 4 star restaurant, winery, and brewery. There is a duplex across the street for sale too! Hit me up if you want to chat.

@Scott M. Ugh this happened to me. 2 year lease the day it hit the market for $300 under market rent because it was the sellers mom.

Seems like you're doing exactly what I hope to be doing in the next few months, that's awesome! Madisonville seems like a great area for investing right now, I hope Covid doesn't impact that too much.

I'll have to allocate myself an extra $100 in my budget when I move over there for all the restaurants compared to the west side!

My goal is to eventually move out of Ohio and I would certainly look at out of state investing in Columbus instead of Cincinnati at that point, much better growth from the numbers I've looked at.

@Timothy Boyd Thanks Timothy, you make a good point about breaking the lease early. I cruise the lms every day but haven't found a realtor yet. I think that needs to be my next step.
