His course is pretty cool. After your go through his course a couple times, then focus on finding a good script to get started cold calling. Regardless if you choose to cold call, the most important thing is knowing how to talk to the seller.

I'm talking to a seller wanting to sell a 1800 sq ft lot with 2 trailers on it and owns it free and clear. He doesn't know how much it's worth and I want to know the most i can offer for it but not sure how much in a investor would pay to wholesale too.

Is a real estate agent the only person that can help me with comps and maybe a buyer? would it be worth it paying her a commission or is there another way?

 I was also wondering how it worked when trying to purchase a property from out of my state and how to reach out to a title company since its my first time doing business with them. Some title companies don't know about wholesaling and apparently i'm not good at explaining things either lol.

Should I ask them right off the bat if they work with real estate investors or is there a better way to get them to help me?

Does the title company have to be In my state or in the state of the property that I'm purchasing?

Thanks Christian. Does it matter on how much i make from my w2 job? i do work part time and i focus full time on whosaling  but still havent done my first deal yet.

Rob, try to be more exact on what you want to be answered. No One will take the time to reply to that long question. Start easy and ask a more simple question that someone can respond too.
