I was wondering if anyone may be able to breakdown the percentages of company cash flow that they offered sponsors on their first multi family real estate deal for paying the earnest money, inspection cost and the raise of LP money to close on a deal that you have sourced...

 You can and some do. It just takes a lot longer to get title. There is more risk, so you should get a better buy.

 Thanks Jeff, so if I'm hearing you right, you are saying that I could conceivably use that stratagy but it would take more effort then just marketing to motivted sellers other ways?

Great info Don Thanks! I was wondering if it could be used as a consistent strategy to acquire properties at prices conducive for fix and flips though. if you could buy enough of them and cherry pick the ones that would turn over the deed in lieu, could that be a productive means to buy off market property?

okay so expireds won't really give me an alternative to wholesaling foreclosures. so what could I go after on the mls to increase my leads for wholesaling... PS thanks for the heads up

I am a Seattle local real estate broker starting in investing and am looking for a few pointers to deal with expireds in my market. Am I looking to wholesale to Buy and Hold, rehabers I'm a little green on the subject. Can someone kinda point me in the right direction?
