Don,

I have more than $40,000 to put in for the deal. Just don't want to get caught without enough for the rehab and if I go the hard money route don't want to get burned since I have not used hard money before. If I have time I would prefer to go the conventional route.

I currently have two rental properties, and have done two flips in the past so I am not completely a novice, but in no way considered an expert.

Are there any hard money lenders that anyone has dealt with that they had a bad experience?

Found a property that has a sale price of $149,500 for 3,100/SF SFR with an estimated ARV of $232,500 that they are willing to owner finance with 20% down. Estimated repairs around $30,000 - $35,000.

If I offer cash I am hoping I might be able to get the price down a little more and I don't think I will be able to get conventional financing in time. Also may need some extra money to cover the repair cost.
