We decided last year to branch out from our home base market of Phoenix.
We scoured through the entire country and narrowed our search to 10 markets.
Tampa was the best that suited what we look for.
We focus on a hybrid of positive cashflow / appreciation.
If you follow a similar strategy than I would recommend Tampa to you, and yes, there are still deals out there.

Hey Magnum,
Your margin should be based on several factors:
-your time and effort
-market conditions
-your risk
The same strategies will work whether it's a $100K flip or a 1 mil. You may have a higher margin due to some fixed costs being the same but otherwise you should be able to apply the same principals.

Also, you can live in one market and invest in another. Don't chain yourself to just your local market.
