As a fellow STL investor, I do conventional mortgages on my rentals under my personal name.  I don't bother trying to transfer them to my S Corp after closing due the limited risk of having the mortgage called and frankly not wanting to deal with it.  Instead I make sure all property policies have $500k in liability plus I have a $1m commercial umbrella which I add each property to after closing.  I am sure there are others who would shy away from my approach, but it seems to suit me fine.    Please note that if you do an umbrella policy, it does not automatically cover your rentals.  You will need to contact your agent and make sure each one is added.

I haven't invested in either of these areas but invest in nearby Dutchtown.  I have looked in these areas and generally they are a bit nicer than Dutchtown, at least in my opinion.  I would invest in these areas if I found a property I liked there - I just haven't thus far.  Generally C class areas with some small signs of movement in the right direction.  Just my two cents.
