might I ask what a commission reduction is?

Hello again bp community.

Title says it all. In addition to advertising for sellers on CL, how can I best drum up business ( My farm area is Van Nuys, CA) using a limited budget such as this? Bandit Signs? Self acquired lists with smaller mailing campaigns?

Any input is welcome and thanks for your time.

P.S.
It's funny, I've only just started marketing as of this week, and I was under the impression that buyers were harder to find, that has not been my experience. All literature I have read on wholesaling had me thinking that a simple post on CL would have my phone blowing up with potential leads. This has not been the case, but I'm trying to view leads as an abundance, not a scarcity. What are your thoughts?

Structure a JV agreement that says you two split the profits if you provide end buyers that close on the other wholesalers deal.

What if the shoe was on the other foot? I've been contacted by other wholesalers wanting bring me end buyers. How would I structure a deal with them that protects me?

Hello BP Community,

It is my understanding that in California, homeowners are allowed a right of rescission period of 5 days before any contract that they enter into is made binding. As someone who is starting out focusing mainly on assignments, is the homeowner's right of rescission applicable to me or to the end buyer? Also, would I inform the homeowners of this right verbally or have them sign a statement saying that they understand their right? How would such a statement look?
I understand that is a specific question but any input is well appreciated. Thanks for your time.

@Steve I grew up in North Hollywood and Van Nuys. I just came back from visiting Memphis and Atlanta this summer. The people over there are a lot friendlier, but the cooking was sort of a disappointment.

Hello everyone. As the title states I am new to the world of real estate investing and I currently reside in the San Fernando Valley.

My goals are to get my feet wet in this industry through wholesaling real estate. I would like to close my first deal within 2 months. I am currently putting together my buyer's list and reading up on contract assignments and double closes.

I realize that going into something like this alone will present me with some obstacles that I might not be able to handle. As such, I would like to bird dog for any investors who wouldn't mind showing me the ropes.
