@Christopher Toth everything looks great at face value. Make sure your repair expense is correct because mobile homes are anywhere from 15% - 20% higher then single families. There is a reason they used to call them wobbly boxes!

You can check several sites for information. airdna.co is a source of info to start. It’s not precise but it will give you some insight into your area.

If you are looking for deals strictly through realtors it’s not going to happen. Deals are made not found.

@Bob Mueller Jr. maintenance in Florida is huge if you are close to the ocean. Trust me it’s huge. Also, never never never buy a property that can’t cover itself with a long term renter. If local municipalities drop new regulations you are screwed.

@Charity Youngblood I live in Florida and know the Orlando market very well. If I were you I would look in the space coast area in towns like Melbourne Beach, Indialantic, etc. Check out Airdna for a baseline on revenues. Good luck and I think you will be presently surprised! Best Regards, Eric

@Charity Youngblood look at suburbs outside these cities. There is a reason why Air BnB is buying large buildings in certain markets (Dallas, Houston) and turning the building into all ABB’s. The model is brilliant in my opinion so the markets that need to be served are those where there is a lack of hotel rooms. Suburbs and travel destinations that there aren’t enough hotel rooms to serve the visitors. Best Regards, Eric

@Daniel D Ryan managing your rental remotely is very easy as long as the preparation is done beforehand. I would grab a domain name for the future but having a web site as your only mechanism to drive bookings is worthless. I would list it on Air BnB and VRBO first and coordinate calendars. Have PROFESSIONAL pictures done once you have it decorated and use Smart Pricing in Air BnB for the first few bookings and make sure to get stellar reviews.
