I’m a rookie wholesaler and would love some clarification on some details! What’s the best way to know the laws your State has in place in regards to wholesaling? Also what’s the best way to write contracts and the other necessary paperwork?

I’m a local real estate investor and wholesaler. I am new to this so I’m not yet in the position to quit my W2. I have been driving for dollars whenever I can but I usually get off to late to be knocking on people’s doors. With this said I want create a bigger funnel of deals so I can get some traction. I’m interested in cold calling and direct mail. What kind of lists are good take use when it comes to cold calling and direct mail?
