Hi Sofia, definitely recommend pursuing an investmnet property and exiting through either a refinance or a sale and showing a healthy return to the person putting in the money. Then they'll be ready to provide you with more or perhaps take on more risk. 

It's great to have this capital backing. Mix it with another private money loan, hard money loan, or DSCR option, and you're well on your way to realize a strong investment. As always, you make your money when you buy, and in this current environment, you have some negotiating power. Happy hunting!

I’ll reply with an appraiser’s point of view- many times if something is permitted, an appraiser will require inspections, and if inspections turn up overall inferior work, they’ll either heavily discount the inferior square footage or not count it at all. Appraisers like to see consistency throughout a home, so discrepancies just leave a lot of variable risk. As others have mentioned, you can use this as leverage.

I've BRRRR-ed plenty in the DFW metroplex. Happy to be a resource where I can. Rates don't make the strategy all that favorable right now from a cash flow perspective, but there are still deals to be had!

A lot of us have been in the same boat, Remona, but you have options. I second Eliott Elias's comment on asking for more from your HML (perhaps they can place a second lien under their senior lien), try to find a contractor to JV with you, or sell off-market through a wholesaler.


Being in clear and constant communication with the lender is the most important thing to do. You don't want to ghost because you're having problems. The last thing they want to do is foreclose on a 2,700 sq ft home. So they're your partner in this.

I've seen a lot of investors in the DFW metroplex move to Oklahoma to look for deals as Oklahoma is still generally affordable. Places like Lawton, etc.
