@James Debenham can please share if this plan was successful? Sort thinking of doing something similar. Not really caring much about the taxes, but would like to know if I can do this to get money out quickly.

@Dorian Wood could please share how you arrive at your cash amount and I am guessing the base is your total investment in the deal. Just curious to know. Thanks!

Is it better to buy a home in a subdivision or no? Looking at a very good deal, but it is a ranch type area with great schools. Experts views will be appreciated!

Just been presented a Ranch/Farm type home deal. The deal comes with some great equity and will cash flow, plus it is in a very good school district, but not sure how such homes rent. I appreciate your thoughts!

@Joe Villeneuve Thank you! I am looking, but this is the only lowest selling property in the area with a potential, but of course it is not cash flowing, hence my being undecided. Thanks for your guidance - much appreciated!

Doesn't fit most of the rules, but the potential of the area is huge. Would you invest based on the numbers below. Any views will be appreciated!

Price: $280k

ARV: $295k

Rent: $1800

Great school Area with huge growth potential

Cash Flow: Breakeven (after all expenses including maintenance, Capex and Vacancy)
