Perhaps you could raise the co op to 3%, lower the price to $399 and hold a mega open house, promoted by door knocking and targeted facebook ads camaign, thus drawing a heavy buzz.

I would set property management at 10%. As for the lease option, i would opt heavily for the $5000 to recoup that down payment cash.

There is an app called Spotio, which is quick and helps keep track of your door knocking.

I just wanted to start by saying how appreciative i am of this site and everybody playing a part within it. My name is Eric and i live in Charlotte, NC. My background is in construction and the skilled trades space. I currently am a licensed agent and invest in real estate with partners. From my experience of plumbing, if the water heater is 10 years or older, than i would replace it.  As for the A/C, i would keep it going
