Perhaps you could raise the co op to 3%, lower the price to $399 and hold a mega open house, promoted by door knocking and targeted facebook ads camaign, thus drawing a heavy buzz.

I would set property management at 10%. As for the lease option, i would opt heavily for the $5000 to recoup that down payment cash.

There is an app called Spotio, which is quick and helps keep track of your door knocking.

I just wanted to start by saying how appreciative i am of this site and everybody playing a part within it. My name is Eric and i live in Charlotte, NC. My background is in construction and the skilled trades space. I currently am a licensed agent and invest in real estate with partners. There is a lot of information and experience i have gained throughout the years, however i continue to learn everyday, it never stops. Im here to contribute my thoughts and ideas and also to network with others in order to propel to the next level. From my experience of plumbing, if the water heater is 10 years or older, than i would replace it.  As for the A/C, i would keep it going
