Realtyjuggler is a pretty decent crm, it is agent centric, but you could use it for lead tracking, followup, and touches

Congrats on all the hard work you are putting in! The license is good to have, however if you are looking to scale your business, perhaps it could be a good thing to have a great realtor on your team. Leverage their knowledge, time, and expertise and then you can laser focus your efforts on expanding the business. Hope this helps.

I can say i don't do direct mailers, however i have seen others succeed using lists from yellowletters.com and flipthisrealestatelist.com

Concord and Kannapolis are seeing a lot of investment activity. The buy/sell market is hot and the rental market is on fire. Rentals are getting snatched up in a matter of days for sfr's.

Perhaps if the numbers work, could you sell your current home, if you have lived in it for more than 2 years, in order to pay a more favorable capital gains rate, then move into the new house. Then refinance and get cash out that way, in order to move to the next project?
