Hi guys,

Our primary home insurance company (Mercury insurance) is dropping us in April. Notice of non-renewal states “claims history”.

In Aug 2020 while living in an apartment in Northern California using a different renter insurance company (Liberty mutual) our garage was broken into. They paid out 3.5K in losses.

In Nov 2021 at our house in Southern California my wife left the car unlocked and someone stole her purse. Total cost was less than our $500 deductible so we didn’t use insurance but did call them to discuss.

I guess these two events are enough to kick someone off. Any recommendations on a good home insurance company?

Post: Cash Out Refi: PSLF forbearance

Hi Gang,

I’m looking to complete a Cash Out refi on a property I bought last October. My student loans are currently in forbearance through the public student loan forgiveness program (PSLF) due to Covid 19. My total student loan amount is high (>300k).

My loan officer said because they are in forbearance they will need to estimate a 1% payment (>$3000.00) per month. This is much higher than i was paying pre-pandemic, monthly payments approx $1000.00. Because of this estimated payment my debt to income ratio isn’t working out to push the conventional loan through.

Has anyone else had this issue? Any workarounds?

Don’t know the dude well but he rubbed me wrong after finding the podcast. He reps Nashville all the time. My sister in law moved there early 2020 and didn’t know where to buy. She contacted him on BP and his reply was straight ridiculous. So cocky, not helpful and told her to dump her current agent and hire his wife. Total d-bag. Happy he’s gone.

Hi San Diego BP,

My mother in law is looking for a new gardener who can help take care of her rental in San Diego. Current gardener doesn’t do half the work he bills her for.

The property has been zero scaped so no weekly mowing needed. Mostly shrubs, bushes, trees that need to be trimmed and maintained quarterly.

Let me know if you’ve got a great gardener you’re willing to share.

A little insiders knowledge. Pioneer town has a bar called red dog saloon. Recently purchased by the high end LA restaurant group who own Bestia. Resident chef is a rockstar, plan is for hearty Mexican fare. Good food usually coincides with the path of progress.

Plus who doesn’t want to visit pappy and Harriets for a great concert?
