I believe you can do a 1031 exchange with the 40k to defer your tax on it.

@Account Closed  this is the number I would only pay for this house with the amount of upgrades I would need to do to it to get what market value would be worth. I ran comps houses selling for 150,000 fully upgraded. That's why I would only pay that much for it.

Well the owner news about 120k but this house would only be worth 70k. I know in my heart its not a deal but was just wondering if there was some way to get the house for 70k. Thanks for the input

Is there a solution? I am new to Real estate investing. Can you offer a lower payoff for a home to a bank if the owner knows its going to go to foreclosure or do you have to wait until it goes to foreclosure. What happens to the owners negative equity? Thank you in advance for your thoughts.

Which would be better to do to start LLC. Go through Legalzoom or an actual attorney to start business.

I do not want to pull my own permits. So your saying it all depends on my state and local levels that might require me to have liscenses? It was telling me for Florida that I needed to hold like 7. 4 at federal 2at state 2 at local. So I was just trying to find out if this is true. Thank for your input @J Scott.
