Hey Nichola, 

  Thanks for the reply. Meet ups are difficult here in Vermont. It's a rural area, and I haven't learned of any in-person meetups here. I am networking online, and through some people I know that invest in rental properties. 

I'm interested in why buying and holding with the HELOC is tougher and likely to lose money. Can you give me a hypothetical scenario to help me understand better?

Hello All, 

  My wife and I live in Northern Vermont with our three children. We are interested in rental property investing as an adjunct means of wealth building long term as we enter the next phases of our life. Our primary interest is small multifamily houses. We have a great deal of equity in our current home, and we are interested in leveraging it to obtain our first rental property. We look forward to learning and gathering advice from this community. If anyone reading this is local to the Vermont market, we'd love to connect.
