I would also throw in Zillow.com as a resource to find rentals. The investors I have worked dont even like listing on CL as it has become a  little "shady" Good luck!

I am currently offering a fully rented fourplex in Fresno, CA for $299k Perfect opportunity to house hack.

All units are fully rented. All units are below market rents by about $100 each. 

The unit has two 2/1 units and two 1/1 units. Right now the 2bds are rented for $750 and $650 while the one bds are rented for $450 and $400. 

Your expenses should be about $577/month (insurance, taxes, water, lawn care, garbage) giving you a CAP of ~6.7% and Cash on cash of 9.4%. Assuming 25% down and 4% rate. Imagine the return once you bring rents to market rate!!
