If the condo would solve the problem, why not. If it were me I would look at either passively investing in a bigger commercial deal or buy a 5+ unit and have property management.

Could also try Ooodle, Hotpads, MLS, Zillow, Trulia, and Realtor.

Some landlord software out there you can use to track and manage your properties that can advertise for you.

They will consider the rental income, I wouldn't worry too much. I would do the 15 year because it means you build equity faster, and in 15 years you own it free in clear.

Have to make a choice of going after cash flow or appreciation. Which makes you feel more comfortable, in control, and will still benefit you. I would pick that one.

-Pressure wash outside building, some paint

-Remove all the excess stuff sitting outside

-Kill all weeds and fill cracks

-Pressure wash parking, add Lines for parking

-Some mulch and nice plants

In that order...

You focus on one thing first, get good at it, and make a good amount of money. Find a way to systematize it to where you can now step away.

Now you can move on to the next business.

When you hear about all these different streams of income, a lot of times they forget to be clear on how they got there. Usually, it is one business that can later fund others.

Or I have seen multiple approaches until one takes off... But imagine trying to fill multiple buckets of water. It does not feel like much progress is being done. Your stretching yourself thin.

Focus on one bucket.

While you build funds you can reinvest in business, put in dividend stocks, etc until you can fund your other businesses without hurting the one you made before.

FHA has a rehab component to it. The process is longer but can be beneficial for someone just starting out because of the low entry requirement.

Look at the FHA 203(K) loan. Find a good lender that can get you on the right track to getting closer to your goal. Shop around a little for lenders to get the best package. Pull the trigger.
