Im an investor in the Whittier area on multi-family properties. In saying that, it is almost impossible to find an investment property that will cashflow using an FHA loan. If you can find a property that is distressed, rehab it, then use market rents, you may be able to cashflow. I house hacked my first property and it has been a good use. Im not sure about out of state properties, but I use @Felix Esqueda to find properties that are not on the MLS and he has always come through.

@Doug H. when you replace them, do you replace with another floor heater or have you had another option in terms of heater??

I have a duplex that has floor gas heaters. The heater is on the floor (see picture) and connects to the front and back unit. Last week, the heater was spraying out black ash type debris. I called the gas company to have a look and they said that it would have to be replaced.

The gas company guy said that I may have to close the floor heater and invest in a wall unit. 

Has anyone experienced something like this and/or recommend someone that could repair this issue???

Im in the Los Angeles and Southern California area.

Im upgrading a kitchen in my rental in the Southern California area. This is my first remodel and Im attempting to create a budget on the remodel. 

In the Los Angeles and Orange County area what is a ballpark price for a complete remodel? Kitchen size is about 400 sq ft. 

Also, can anyone recommend a company or small business for a kitchen remodel?? In the Los Angeles and/or Orange County area.

Did you find anyone yet? I have the same problem with my rental and need it replaced. Also in LA.
