Hi All,
I plan on moving to Charlotte early next year and wanted to get some neighborhood suggestions from everyone. My plan is to move down there and either rent for a year or buy a place that can be rented out until we get a better idea of where exactly we want to live. Obviously, Southend and NoDa are awesome neighborhoods, but there is very little, if anything, that would make sense from an investment standpoint. Not sure if there is something there that if we lived in it for a few years would eventually make sense (opinions?). I'd also consider buying a place before I move down and maybe AirBnB it until we move.
I'd like a place near the light rail, since odds are I'll be working down there when I move and I'm sure renters would also appreciate that. Surprisingly, the light rail actually expands pretty far south of Charlotte's downtown, so are there any neighborhoods within walking distance of a light rail stop that are better investments? Checking out Zillow I see some places in Starmount and Montclaire South, are these nice neighborhoods?
I'm also interested in any recommended realtors who know the area well and could help direct us.
Budget would be something like 40-50k down.

Hi All!
I have been on and off looking for properties to invest in in the Jersey City area but am having trouble finding anything. Realtor, Zillow and the like don't seem to have the greatest of deals and was wondering if I should just start talking to a real estate agent? I don't want to waste anyone's time and feel like since this will be my first investment I'll be extra picky and I'm still building up my down payment so I haven't contacted anyone yet. But when is the right time? And when I do go to contact one, what should I bring to them to show them I am serious? Also, how did you pick your agent? And how much should I expect out of the agent (what should/shouldn't they be doing for me and what should/shouldn't I be doing on my own)?

@Ronald Rohde I was thinking I could do something like a FHA (203)k if I couldn't straight up afford the renovations. This is a theoretical though, I'm just trying to get a feeling for how the market is.

@Adrian Tilley I am definitely not in a rush to buy just anything, I will have to take into consideration where I'd work. If this trip goes well I intend to make other trips out there to explore more and check out the job opportunities.

In everyone's experience, which do you believe would work out better:
1. Buy a multi family, live in one rent out the others
2. Buy fixer upper single family and try out the BRRR method.
- Is this common? Is the inventory better/less crowded than multi family?
