How many leads are you pulling and marketing to monthly? What lists are you marketing to? A large percentage of your leads may appear as duds, but that's just how this business works. You need to make sure you're pulling a large number of leads and staying consistent with your marketing. Being in a non-disclosure state shouldn't be the reason for a bad list.

If you’re not transferring the deed until paid in full, then that’s contract for deed.

I think the Denison/Sherman area is a great area! I haven’t looked into these areas I’m about to name, but just throwing ideas out there: Waco/ Temple, Odessa/Midland, Lubbock, El Paso, College Station, and the Valley.
