Kim Meredith Hampton thank you Kim, great advice I didn't think to include a clause about the forfeit of the last month and security into the notice to vacate.
Michele Fischer they're willing to forfeit their last month and security because they're breaking their contract. Unfortunately, right now is not a good timing because the other unit is vacant and we're remodeling so this would mean that both would be vacant. And this unit will also need some remodeling done too. Definitely not something that we saw coming.
I have the following situation and need some urgent advice. 1. One year leased signed from June 2017-May 2018 with husband and wife on the lease. 2. Have on deposit last month's and security deposit both equivalent to the monthly rent. 3. They've paid through August 4. The wife texted me today that they've decided to split up and she asked if she can move out the end of the month. And that we can keep the last month and security deposit because of them breaking the lease. 5. Would I need them both to sign a form terminating the lease and agreeing that we can keep the last month and security deposit? Since this is a delicate situation I don't want her to move out and then he says that he never agreed to such a thing. Thanks so much!

Loren Thomas Hi, we bought a duplex and the inspector noted on the report that he found several outlets with improper grounding. Can you please explain to me what this means? And is it expensive to have an electrician fix it? The outlets work fine so I don't know what can happen if it's not corrected. Thanks!

Hollywood is in Broward County so you can go to the Property Appraisers website at www.bcpa.net and type the address to get the property taxes. There's also a "property tax calculator" which will tell you what your taxes would be. Good luck.
One more thing is one of the first things that I did was call them and introduce myself and told them that we were officially the new owners and provided them with my contact info in case that an emergency aroused. It was a good call because they had concerns if we were going to fix it and sell it or what plans we had for the duplex. I also asked them how they paid there rent (mail, bank deposit, etc.) than I told them that I would be over in a few days to give them the new bank account info (both preferred to make bank deposit). I wrote a letter basically thanking them for their patience and cooperation during the inspection process and included info about us.
We recently closed on a duplex about a month ago on the 9th so we got at closing the rent from the 9th to the 31st plus we got the security deposits and last months rent that the tenants had with the previous owner. Make sure that you had the tenants fill out a Stoppel before you close so you know exactly what deposits they have with the owner. This will ensure that you get the appropriate funds transferred to you and avoid any disputes in the future. As far as the leases we have one tenant that has 8 months left on his lease so we have to honor it and the other side was on a verbal month to month so we offered them a lease and increased their rent effective Oct. 1st...today they called and said that they will accept. The advice that I can give you is if they're not on a lease get them on one and see if they're paying market rent or increase it.

Post: Transfer of Security Deposit

Does anyone know if when a security deposit and/or last month's rent is transferred to the new owner at closing are you required to send the tenant a notice that you now have their deposit? We had that happen and we deposited their deposits into a separate account, however, I can't find a form for this.
Eric Jacobs Good advice. Any good attorneys that you recommend in the Ft. Lauderdale area?
Jon S. I agree with Marcia Maynard to put her on a month-to-month lease as she said that way she knows that you can end it at anytime.
