Eric,

I would like to invest in the general area but a lot of investors say that the Fargo Moorhead area is hard to find deals in. I have a SFR in my home town, population 2000, that I rent out, but that is 3 hours away. I am looking for me next investments to be closer to home. Looking to start with a 2, 3 or 4 plex, eventually leading up to apartment buildings.

Welcome to BP! Great to have you here! There are so many experienced and knowledgeable investors on this site, I am sure you will get the advice you seek and become even more successful.  I am from the Fargo-Moorhead area. Do you invest in the smaller towns in the surrounding area of F-M?

Welcome to BP! This site is an excellent resource for learning, networking, and much more. The biggest advantage, I believe, is avoiding the mistakes you would have otherwise made without BP. @Aaron Carter What kind of health care are you in? I like the field but I am looking to move into full time investing when my rentals can support it. Bemidji is a great area! I stayed up there in a cabin on Lake Bemidji over the 4th of July. It was beautiful but the smoke from Canadian wild fires put a little bit of a damper on the holiday!

@Kyle Soderman Thanks! I am trying to absorb as much as possible. For my first home I simply used an FHA loan which only required a small percentage for a down payment, but has a slightly higher interest rate and PMI (private mortgage insurance). I had very little credit history but I convinced my Mom to Co-sign for me. I am proud to say that is the only help I needed from her, never had a late/missed payment! Thanks for the question!
