@David M. McDonald - WELCOME! BP is awesome for learning this sort of stuff. Colorado Springs is a fantastic market for short term rentals, medium term rentals and long term rentals because of the demand flooding the market (supposedly, the #1 place for millennials to move right now.)

@Alec McGinn - Hey Alec. Hope this will be helpful. I just wrote a Bigger Pockets' blog about how to get a place in a hot market, ie. seller's market. We sell real estate in Denver, and suffice it to say, the competition is tough- so we know.  The blog covers strategies for how to write a winning letter to the seller, how to make your conventional loan look more like cash, etc. 

More broadly though- if you are in a market where demand is outstripping inventory, and it looks like other industries/businesses are moving in, than I think you can make some assumptions about the property appreciating... 

However, if you are looking to do investments, there may be better places to put your money.

Hey there- my husband/business partner, @James Carlson, and I work with a lot of clients that are interested in ADUs and finding mother in law suites (basement, attic, garage or other) for an investment property. Because of this, we know some of the ADU builders in town and can get you their info about ADUs. Question first though: do you just want an investment rental or do you specifically want an ADU?

@Tasha Elflein - something else you might consider if this is your first home purchase is a class on first time home buying. My husband/business partner @James Carlson offers them at Colorado Free University for free. His next one is 3/22 and after that it's being held on 4/19. Might be a good place to get neutral advice and network with other people in the same boat.

Adrian- we do a lot with short-term rentals (Airbnb, VRBO) in and around Denver. Denver limits renting to your primary residence, but Commerce City might have different laws. Do you know if it's in Denver proper or otherwise? Is it close to anything that would be appealing for short term rents/medium term rents?

@Brett G. - welcome! BP is an awesome community to learn about the many different facets of real estate. It's really been opening about HELOCs, first time home buying, and different metrics for investing (cash on cash, cash flow, cap rate, etc.) It's a great place to be. 

I'm a real estate agent that works with clients in Denver metro (where I live) and Colorado Springs metro (where I grew up and my family still resides.) A lot of our clients want to talk to us about investing and the benefits of long term or short term renters, and we direct them all to Colorado Springs (looks like @Jenny Bayless likes the Springs too.) The homes are cheaper, it's appreciating fast, and they have great short-term rental laws.

Hi Tasha! Welcome to BiggerPockets and to Denver! I genuinely love both. BP because it's an awesome place to learn more information about a subject that has a lot of facets and Denver because the weather is amazing, the food/art scene is pretty great and there's a lot of healthy/cool people that live here. (Also, I read Rich Dad, Poor Dad this year and liked it enough to buy the board game.)

So, full disclosure I am a real estate agent that services Denver and Colorado Springs. On a high level, I can tell you that talking to a lender is a great first step (can get you referrals if you need them) because they can help you lock down on your financing and/or build out a plan for where your financing needs to be. Also, getting to know your must haves (3) is important as well as whether or not space or location is more important.
