Post: What’s the timeframe for a deal?

How long should/does it take from the time you find a deal until the time you make an offer? I know an analysis doesn’t take very long for the experienced folks, but in my situation, I need to find a contractor to walk the property with me to get a realistic rehab cost. Then, I have to try to find a partner and a lender. I don’t want to find a great deal and then have it get away! Or am I just going about things in the wrong order?

I'm wanting long-term cash flow with buy-and-hold rentals. I'm also interested in the BRRR strategy. We currently have three properties, one is rented and the others are at various stages of rehab.

We recently moved and currently rent until we find something. We would like a multifamily that we can house hack, but so far we haven’t found something we can afford.

I just wanted to thank everyone for all the great advice! You’ve given me a lot of things to ponder and some good, actionable information. I do have more strengths to offer than I realized, and I just need to focus on those when talking to people and trying to find a mentor. It’s so easy to get discouraged, and I just needed a reminder to keep plugging away.

My husband and I have a couple properties, but we came about them in very untraditional ways a couple years ago, so we’re still very much beginners. I feel like we’re stuck trying to scale beyond those properties.

Huh, I thought I had my profile filled out. It's been a while since I've been on here, though; I've been spending more time in some Facebook REI groups that have meetups in my metro area. I work nights, so I'm not able to go to many of the actual meetings, unfortunately. I do like your suggestions, and will definitely start implementing them over the next few days!

Unfortunately, I learn best by doing, and I feel like I have gotten as far as I can with books and podcasts and I need to take the next step of someone guiding me through the process hands-on. But I don’t know how to find someone to help me with that since I’m bad at networking and I really don’t feel like I have much to bring to the table. I’m good at designing kitchens, but other than that, I don’t know. I can also run home networking, but as far as I know, that’s not in much demand.

Lately I’ve been feeling like I’m never going to advance much further in this whole real estate business because I don’t have the money to make a deal. I’m introverted and terrible at sales and networking, so I’m struggling to find any partners, too. I would appreciate any words of wisdom to help get beyond this rut.

@Craig Bellot I would definitely word it like some of the other commenters, only allowing TP and human waste. Our tenant’s son flushed socks of all things.
