@Alex Olson Good question. @Patrick Nissim if you're going to make a trip from California to tour Detroit you may as well pop over to Cleveland too. They are similar. I know both places. @John Teachout oh no. That's rough. I guess half is better than none but still very difficult to take a 50% pay cut. I wish you the best with collecting your rents and navigating this situation. Hopefully GA opening up will ease the pressure on everyone there.

@Steve K. Lol @ Beanie Babies. I understand that this is a very broadly worded question. I just think a lot of people from a lot of different backgrounds are asking it so I didn't try to narrow it down. As different people answer from whatever their perspectives are maybe someone will see their path in one of the responses.  

I think you've given some good insight for people by taking the strengths view. Everyone is good at something and the great thing about real estate is, whatever people are good at can probably be applied somehow. Thanks for responding.

@Corey Hawkinson sounds very reasonable to me. I think taking care of people makes good business sense in a lot of cases.

So which way are you leaning on it? Thinking of waiting or you going to give it a try and sell now? I guess if it were me and the options were sell or wait, I'd say put them on the market and see what happens. If it's priced correctly and you don't get any bites and the other option was to wait anyway, you can always take the listings down and try again later. I would definitely advise listing with an agent who's got experience with market analysis and who will do the leg work to advertise.

@Ray Johnson Lol! I hear you. I think property management companies definitely don't stay in business by calling property owners to plead the cases of the tenants. If you don't mind me asking, what kinds of properties do you own?

@Kriston Johnson that's a shame on their part. Communication is everything. They are about to miss out but it's admirable that you were willing. 

@Johnny Kang I think when you are willing to be generous with people it comes back to you. Good for you. I wish more of these stories were being told. People need to hear about how we are still able to come together and support each other when things get rough. Everyone isn't out there trying to sell hand sanitizer for $50 a bottle.

@Ujwal Velagapudi Thank you for sharing that. I have a lot of respect for people who really take the time to be thoughtful and share their life experiences with others on this platform. Next, I have to say I love Detroit! It's my home away from home. Both parents were basically born and raised there and my grandmother still lives on the west side of the city. Uncles in the burbs and cousins all over. It's a great market to invest in. Like Cleveland, but a lot bigger. 

I completely agree with you that education is an important first step. You don't know what you don't know starting out and it's impossible to avoid making some mistakes that you undoubtedly look back on and wonder how they made it through. After that, knowing yourself, making a plan and being prepared to learn along the way is great advice. I think a new investor would be fortunate to have you as a guide.

@Damaso Bautista I completely agree. I had the exact same thought when I asked the question, but I knew different people would interpret it differently and the answers would be more interesting if I didn't attempt to narrow it. What's the most common starting point you encounter? It's completely open to whatever interpretation comes to your mind.  If you want to toss an idea out there it would be cool from whichever vantage point you think makes sense.

@Account Closed LOVE LOVE LOVE this! I'm going to save it and share and say I heard this brilliantly simple plan from Eric C. on BP. :) My husband went to school for free on the GI bill and used student loan money to buy a duplex with a tenant. That tenant is still with us today.

@Karl B. I can't argue with that one. My husband and I do this.
