You have 5 years max life left on that roof. You could wait until you have start dealing with replacing the plywood decking or damaged sheet rock inside the home. Spending the $10K today could save you $5k down the road. I would go ahead a replace it before you have more issues.

It is pretty standard to send a tenant to collections. First, those tenants know they owe the balance. They have no intention on paying it until they absolutely have to. Sending it to collections does not offer immediate recovery but can ding a tenants credit score. The other thing it does in the future is notifies other property management companies that those tenants owe a balance that was not paid. And that will prevent them from being able to rent again until they can prove the balance has been paid off.

Have you thought about hiring a property manager? I am sure you have but if you guys are doing all this by yourself... yikes. You both have a lot on your plate. Just make sure there is room on the plate for you. 

You are going to have to MAKE time for yourself. I know the time isn't there but find a way to carve some out of every day to meditate, pray, take a hot bath or go on a walk. You need to unwind however you can.

I also read that Northwest Arkansas is in the top ten places to live this year. It is so gorgeous up there. I have family there and love going up there to visit.

I ask around the neighborhood. If I can catch someone outside I ask how much other houses that rent for so I can get a gauge for what I should put a house on the market. Talk to the locals... they will likely know the going rates.

I would let the other person on the lease know as soon as you posted the Notice to Quit. Legally they are both financially responsible since there was not other changes is the lease removing the other person. 

I would call around to some real estate attorneys and see if they could possibly help you with this. It could get tricky.
