@Carlos Hennings yes, this is more of what I'm asking. A coming soon and send out to people who are qualified. We get a ton of applications on our units but I haven't saved any of their information or asked if they want to know what we have in the future.

Does anyone have success with a tenant waiting list? Can you please share your best tips? We have 49 units (Husband/wife team self managing) that we can fill fairly quickly.... if we are on top of it. I think a waiting list/having a system in place to fill them will help our vacancy rate.

Should I have all of our units on one website so tenants can see what properties are coming available? What websites exist if any that help with this?

Hello all. 

We will be almost doubling our portfolio next month (81 doors total). We will be paying nearly $50,000/year in property insurance. Insurance doesn't cover anything anymore and we can almost just pay for all damages with the money we spend on it! 

About 5 years ago one of the sellers we bought a multi family from told us about a company that has a lot of landlords like us and we coshare insurance coverage. I did reach out to them and they emailed me a quote and I can't find it or the company information. Does anyone know what this is called or a company that does this??
