Update! We expected this to appraise for $185-190,000, it appraised for $218,000! Unreal!

We are still buying and rehabbing in Clarksville! And we funded using a local private money lender.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $45,000
Cash invested: $11,000

This is a BRRRR deal we are renovating and will hold. We are all in for $110,000 and it should easily appraise for $185,000+ when we refinance. We'll pull cash out and do two more BRRRR deals.

What made you interested in investing in this type of deal?

The area- its appreciating significantly

How did you find this deal and how did you negotiate it?

Wholesaler friend - he brought it to us first and we didn't even really need to negotiate

How did you finance this deal?

Hard money - 100% financed purchase and reno

How did you add value to the deal?

We redid the ENTIRE house

What was the outcome?

A solid BRRRR with $40,000 in equity and $43,000 put back in our pockets for the next deal.

Lessons learned? Challenges?

This honestly was the smoothest investment yet. Having a great team was paramount to our success.

We created this FREE event to build a community of like-minded people, motivated to crush it in real estate. We collaborate over beers, share knowledge, and network with those on a similar path, while expanding our knowledge base together. Not stuffy, zero sales pitch, and good vibes only. The social portion of the event starts at 5:30, and our speaker will begin his presentation around 6 pm. I hope you’ll join us at Flytes!

We're so excited for our speaker!

I’m Anthony Warren, owner of Integrity House Buyers located in Clarksville, TN. I am an Active duty Army veteran of 14.5 years. I started my real estate journey in 2014 working at a large investment firm in Dallas, Texas and started my own journey into investing in 2018 when I purchased a duplex in Springfield, MO that I house hacked. In 2020 I started my company primarily wholesaling off market properties. In 2021 I began to hold and build a portfolio of rental properties and in 2022 my company did 25 deals of which 4 were flips, 3 doors were added to the portfolio and the rest were wholesale deals. Outside of real estate I love the outdoors and traveling out West to see the mountains.

If you'd like to bring an unwrapped toy to donate to the For the Kids Foundation, we will ensure a local child in need receives it in time for Christmas.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Marion.

Purchase price: $65,000
Cash invested: $65,000

Duplex in Marion, IL used with Self Direct IRA Funds. Bought sight-unseen.

What made you interested in investing in this type of deal?

I need something turn-key for less than $70,000 since that is what I had in my IRA. I started looking out of state because nothing fit this criteria. I found a turn-key duplex that brings in $1170 every month after I pay my property manager.

How did you find this deal and how did you negotiate it?

I found it on facebook marketplace and negotiated directly with the owner.

How did you finance this deal?

Funds from my self-directed IRA.

How did you add value to the deal?

Put it under competent quality management and watched is (very slowly) appreciate.

What was the outcome?

A cash flowing asset.
