Jay- that's awesome the agent covered it. Working that out with a bank sounds like a tougher situation than mine.

Hello!

Dealing with an odd situation and would love some input. I had an offer accepted on a townhouse in good condition that I hope to use as a rental. All systems were present and accounted for on initial walk-through and in listing pictures.

Fast-forward to the home inspection, and someone has stolen the outside air-conditioning unit! I didn't even know that was a thing until now. Wires are cut, and you can see the drag-marks from where they pulled it to the alley and I assume drove away with it. 

Has this happened to anyone else? I am hoping the seller's homeowners insurance will cover replacement, as I would not have offered the same amount without functioning HVAC. Do you think it likely their insurance will replace it? Any advice if they won't?

Hello!

Looks like the previous owners did a lot of work without really knowing what they were doing. Dangerous/outdated electrical including hot wires that went who-knows-where, leaky plumbing (water was turned off during initial walk-through). Fixable, but way more than I had budgeted for repairs.

Hello,

My name is Erin Stephens and I am starting out as an investor in Baltimore County, MD.

Just had my first accepted offer this week, woo-hoo! Property is a 3BR/2BATH townhouse in the Essex area. Hopefully I will be posting some rehab updates in the near future, barring any major surprises during the inspection.

My boyfriend is a master plumber/contractor who bought his first investment property two years ago. He now has two properties with tenants and a third undergoing (major) renovation. I helped out wherever I could and learned a lot seeing him go through the process- now I've caught the Real Estate Bug! Our goal is to acquire buy-and-hold rentals, SFH for now but I dream of a small apartment complex purchase down the road.

Currently employed full-time-plus as a veterinarian, I absolutely love my career, but aspire to cut my hours back to part-time. My hobbies change with embarrassing frequency, with gardening being my current obsession.

Bigger Pockets has been unbelievably helpful already. Thank you for being an awesome community!

Quick follow-up:

As these things tend to go, shortly after this post I had an offer on a property from the MLS accepted. First on-market deal, so I'm excited but a bit overwhelmed.

Given that, I'm not going to do a mailing at this time, but will hold on to this information for future endeavors. Also "saved" the vacant home on Redfin so I can see when it goes on the market.
